21st Century Refurbishment for 19th Century Home

For almost five decades, 64 Southgate Road was home to a former Regent Street dressmaker and her family.

Now the property is about to welcome new tenants after a comprehensive six-month refurbishment which has given it a 21st century revamp whilst reviving its 19th century architectural heritage.

Jean Burns, a former dressmaker for Jay’s of Regent Street, lived on Southgate Road for around 80 years, including some 50 years at No. 64, before moving out in late 2017. 

During the course of the refurbishment The Estate was pleased to reunite the 86-year-old with sentimental family memorabilia, including several Second World War medals belonging to her father, and over 100 old photographs that the family was unaware had been left behind hidden away in boxes in the roof space. 

Dating back to the 1850s, the property is a three-storey, four-bedroom Victorian end of terrace house that has undergone complete refurbishment including new roof coverings, extensive structural repairs, damp proofing works, new heating, plumbing and electrical installations, a new kitchen, bathrooms, floor, wall and ceiling finishes, internal and external redecoration and landscaping works.

The project, which took 6 months to complete, was overseen by The Benyon Estate’s Building Surveyor Steven Whitby working closely with the main contractor Carville Construction Ltd.

A number of the property’s original features were maintained and refurbished; the sliding sash windows have been thoroughly overhauled and draught stripped, four cast iron fireplaces have been repaired, and new plaster cornices, skirtings and architraves to Victorian patterns installed, the originals having been removed in the 1960’s.

Landscaping works to the front and rear gardens were carried out by Kingsland Gardens Ltd, providing easy-to-maintain spaces comprising areas of hard landscaping and a number of planting beds.

This project is one of seven full refurbishments being carried out by The Estate this year. The revival of these charming Victorian properties is always hugely satisfying for all the team involved.
